Kitchen Remodel Planning
Kitchen remodeling, as with any home improvement project, can be an exhausting and confusing project, with so many cabinetry manufacturers, and appliance options. This is where a professional designer is so important. It can be the difference between a so so kitchen and one that will add significant value to your home. This is extremely important since the kitchen returns the most value of any remodel. Listed are a few planning tips:
1. Establish a scope of work, (will you need new flooring, lighting, trim,etc?)
2. Determine a budget.
3. Research; look through interior design magazines, home improvement magazines etc.
4. Find a reputable kitchen designer or interior designer to help with the layout, planning, and finishes.
5. Determine if you are comfortable with them, and their ability to guide you through the project. Ask for references. Remember your relationship with them goes far beyond the kitchen planning stage!
6. Find out any information you can about their workers and subcontractors,are they neat, courteous and clean, as they will be "living" with you throughout the project!
7. Do not over bid the project as it becomes very confusing and rarely saves any money. 2-3 bids is plenty,and remember the lowest price is not always the best value!
8. Once you have decided on a remodeling contractor, ask to review their contracts, and change orders. Consider whether you would prefer a fixed cost or cost plus contract, and have the contractor explain the pros and cons of each. The contract should have the contractors license number on it. and You should also ask for work comp and liability insurance certificates.
9. Work closely with your contractor, get an approximate time frame for completion. Try to remember that it is in the interest of both parties to resolve any issues quickly and amicably. At this stage of the game you and the contractor should feel comfortable with each other. If so the project will go much smoother.
10. Finally be aware that most people go through emotional stages during a remodel. At first they will be very excited to start, but as there will be some disruption in their lives, tensions will increase, peaking at the point where workers are in their homes. This is a natural "invasion of their privacy" feeling. When the job is completed correctly and timely, these emotions go back to normal. (Studies have shown an actual concentric curve in emotions.)
